      The property was clean and tidy,with all the facilities listed.

      The property is NOT suitable for elderly or partially disabled people,and this should be made more clearer on the property details.the bedroom configuration is somewhat disjointed,with access to the twin room via the main bedroom.The top of the steep stairs which stops approximately 19 inches before reaching the double bed,in my mind is extremely dangerous,especially at night when one would need to go downstairs to use the bathroom.Although i am registered non practicing member of the British Safety Council(BSC),it is only right that i mention this to you.I would also like to point out that the designated car parking space is sited alongside of the property,and is impossible for anyone other than the driver to enter or depart the vehicle whilst parked in this space.Sadly we were not comfortable ,and my wife slept in what i can only describe as a very, very small box room on the ground floor ,and I slept in a single bed,to avoid the steep stairwell at the foot of the double bed.For Health and Safety reasons,I would encourage Sykes to look again at this property and advise the owners accordingly.I am well aware of the high standards expected by Sykes cottages as my youngest Daughter has 2 holiday lets with you. Thankyou.

      Very disappointed with the cleanliness of the cottage when we arrived.

      Hoover was full to the brim, crumbs still in the fridge, food still left in cupboards. Someones empty pop bottle and tissues under my bed. The kitchen is very dated and the kettle and toaster really need replacing, the toaster is just full of burnt crumbs and the cooker/hob isnt good either. The lounge is full of really dark old furniture, and ornaments everywhere, collecting dust, we put our own throws down on the sofa as we really didn't want to sit on it! I appreciate it's an old cottage but the kitchen and lounge really need looking at, and modernising. It didn't feel like a holiday let, it was like we were living in another person's house with all their items and remnants there still. The sofa was uncomfortable and sunken in. The bathroom had been redone and that was perfectly fine. There are newspapers in the lounge that are years old! Surely this isn't acceptable in a holiday let? It all seemed very strange and not welcoming at all! We left 2 days early and came home. Very disappointed.

      We enjoyed our stay in this cottage.

      I found it to be well equipped and clean and a lovely character property. My favourite parts of the cottage were the garden and summer house, I enjoyed sitting out there having a drink with my book, we had such great weather. Walking distance from the properly there is a pavilion which has a big field, tennis court &playground. Perfect for walking dogs or taking kids to play cricket/footy. There was a goal with net setup to use. Take your own rackets and balls to use. Couple Of things to mention, if you are tall you will struggle in this property. My husband is over 6ft and couldn’t fit in the double bed so had to sleep downstairs and also kept hitting his head on the beams so it wasn’t great for him. the staircase from upstairs to down is very steep. I suggested buying some new cups as the ones in the house were all marked from hand washing. Our favourite beach was Wells by the Sea and we went kayaking over at Coltishall. We loved Norfolk it is such a pretty place. Thank you

      POSITIVE: very nice garden.

      NEGATIVE: we didn't realise that the cottage was on a fairly busy road * We arrived in a heatwave and were unable to open the windows as they were secured by locks and no information provided about unlocking them (we contacted the housekeeper who brought a key later that day) * Entering the lounge from the hall there is a narrow gap between the corner of the hearth and a sofa - my wife and I both tripped (we moved the sofa a few inches to improve this) * Property notes suggest two emergency exits (back door and front door) but we have concerns about the front door being a viable fire escape as it is partially obstructed by the dining table and chairs, the key is on a hook near the kitchen, the door has two bolts and is a little stiff to open and cannot be opened fully because of the table * There are no coffee making facilities * The kitchen knives are rather blunt and some non-stick pans are past their best.

      My sister, myself and my little dog just loved our stay at Hollyhedge cottage.

      The garden is dog proof and there was a lovely recreational park just a couple of minutes away for his morning run. The cottage was warm, clean, well equipped and comfortable. I had worried when I read some of the comments about the stairs to the double room which I was using. Please do not let this put you off unless you really do find stairs a problem. I am a woman of a certain age and have a bad back but I had no problem. Sue, the owner, got in touch as she was concerned about the heating. The heating was actually just fine and she was very helpful. We only had a small car so we could park easily and get out both sides with no problem. For us it was a perfect location to see friends and family in Holt. Wonderful pub 3 minutes drive away called the Three Horseshoes and an amazing local store just up the road with an incredible selection of delicious items. We will definitely be staying again. Gill
